While the buildings day to day needs are handled by our building manager and the front desk/security staff, the building, as a whole, is managed by the owners. There are five elected board of director seats for which any of The Colonnade's owners can run in the yearly election.

Erected in 1932, the building was the second site for the Wills Eye Hospital, established through a bequest of Quaker merchant James Wills to the City of Philadelphia. In 1980, when the hospital moved to 8th and Walnut Streets, the building was converted into apartments, retaining the grand and picturesque architecture of the hospital in the perfect location for city-living. Eventually, in 1996, the building was reestablished as a condominium, and thus the Colonnade Historic Condominiums were born as a historic community with modern amenities. The building now consists of 115 units with studio, 1-bedroom, and 2-bedroom layouts. In addition, the lobby is currently being renovated with new flooring and furniture. A new electronic gate system helps keep the building secure and easily accessible for residents and their guests. Residents also enjoy a remodeled mail area and secure package pick-up from the dedicated front desk staff. Residents can choose to work out in the building’s gym or cross the street to the conveniently-located Retro Fitness. Located on Spring Garden Street, the Colonnade is mere blocks from Philadelphia’s famous Art Museum, the heart of bustling Fairmount, and the Broad Street Subway line. The current residents represent a diverse array of backgrounds that come together to create an inclusive and welcoming community. The goal of the board and residents alike is to create a safe, clean, and welcoming community for our residents and a sound and prosperous investment for owners.
